Design-Build Approach Vs Design-Bid-Build Approach

  • Majority of home owners / investors tend to committing to a particular volume builder from the beginning as initial approach. While such ‘Design-Build’ approach has its merits, it often fails to realise the full potential (the Highest and Best Use) of the land and/or meet the clients’ needs and requirements, with limited flexibility.
  • On the other hand, ‘Design-Bid-Build’ approach is the most traditional project delivery method. Home owners / investors are not committed to a particular builder at the very beginning of the development. They benefit not only from the ability to change course according to the changing market conditions and/or their circumstances but also from the opportunity to select the right builder at the right price through competitive bidding.
